Technical Maintenance Surveyor

Salary: £40,000 (van included) plus car allowance (£2,140.80 per annum)
Location: Multi-site housing portfolio
Reporting to: Home Maintenance Service Manager

A well‑established housing organisation is seeking a Technical Maintenance Surveyor to support the delivery of high-quality repairs, voids, and planned maintenance across its housing stock. This is a key operational role focused on property condition, customer safety, compliance, and value for money.

We are looking for an experienced surveyor who can carry out detailed property inspections, diagnose complex building issues, and scope repair works in line with current legislation and organisational standards. The post holder will work closely with operational teams and contractors to ensure works are completed safely, on time, and to a high standard.

Key Responsibilities

  • Act as the lead surveyor carrying out in-depth property surveys and inspections across responsive repairs and void properties
  • Diagnose complex defects including structural issues, damp and mould, and condensation
  • Prepare detailed schedules of works using Nat Fed 8 rates
  • Oversee contractor performance, ensuring quality, compliance, and value for money
  • Complete damp and mould inspections and recommend solutions in line with Awaab's Law and Ombudsman guidance
  • Monitor health and safety compliance and safeguard residents throughout works
  • Accurately update housing and repairs systems with inspection outcomes and progress
  • Liaise with managers, planners, and legal teams when required

This role is ideal for a proactive surveyor who is comfortable working across occupied and void homes, managing multiple priorities, and engaging directly with residents.

About You

  • Demonstrable experience working as a surveyor within housing, maintenance, or property services
  • Strong technical knowledge of building defects, repairs, and compliance
  • Confident communicator with a customer-focused approach
  • Able to manage contractors and challenge standards where necessary
  • Organised and detail-oriented, with strong IT and reporting skills
